The conversion of land-use zoning of your holdings will now cost Rs 1,000 per square meter in addition to a processing fee, according to a fee structure notified by the Town & Country Planning Department.
The processing fee, according to the notification, is Rs 5000 for a parcel of land up to 500 sq meters and for all larger land parcels it will be Rs 10,000.
Meanwhile for conversion to the 'settlement' and 'commercial' land-use zone, the fees to be charged will be Rs 50 per square meter for parcels of land up to 500 sq mts and Rs 1,000 per sq mtr for larger parcels.
For conversion to industrial zone, the fees vary from Rs 200 to Rs 500 per square meter and the variance is linked to the size of the area that is sought to be converted.
For conversion to 'institutional zone' the rate again varies from Rs 150 to Rs 250 per square based on the size of the area to be converted.
The fees have been articulated in the Goa Town and Country Planning (Change of zone of land in the Regional Plan or the Outline Development Plan) Rules, 2024 , notified by the TCP department under the recently inserted section 39 A of the TCP Act, 1974, on June 18.
