Amend exemption clause under Goa Rera Act

The Goa Real Estate (Regulation and Development) Act, 2016 under section 3 clause (2) sub-clause (a) requires urgent amendment by way of office order or gazette notification.  Real estate promoters, builders and agents will circumvent the law for their benefit. Minor projects on land area 500 sq m or more with less than eight apartments are ongoing in the entire state of Goa without Rera registration as promoters and builders are of the opinion that such type of projects are exempted. Goa government should refer Rera Rajasthan notification reference no F.1(31)RJ/RERA/2019/550 dated 08.03.2022 which has amended the Rera Act 2016 under section 3 clause (2) sub-clause (a). The above mentioned Rera Rajasthan notification is watertight and leaves minimum room for manoeuvring by real estate promoters, builders and agents. Goa government should accordingly amend the Goa Rera Act 2016 to protect buyers and to make sure that the project is built as per the approved technical drawings. Village panchayats and municipalities must insist on Rera registration certification before granting construction license and occupancy certificate for commercial construction beyond 500 metre square plot area.
