Govt effects massive hike in charges for land use

In a move that will hit the common man, the State government has brought into effect a massive hike in development charges levied by Planning and Development Authority on land put to use for residential, commercial, industrial, institutional and other constructions and sub-division. 

The rates vary as per the Floor Area Ratio (FAR) and are also different for settlement land and land changed from no-development zone to settlement zone. 

According to the notification, the charges which were earlier Rs 2 per sq mt for sub-division/institution of use for residential construction with FAR upto 1 have been changed to Rs 20 per sq mt. 

For construction of buildings or development of land, the rate has been changed from Rs 4 per sq mt to Rs 100 per sq mt. 

In case of land changed from NDZ to settlement, the rates have been increased from Rs 4 to Rs 250 per sq mt for FAR of upto 1 for residential constructions.  

For construction of walls, gates, roads, pipelines, drains and other development of linear nature the rates have been increased from Rs 5 per meter to Rs 20 per meter.  

Rules 20A of the Goa, Daman and Diu Town and Country Planning (Planning and Development Authorities) Rules, 1977 have been changed to this effect.
