In a bid to make regulations industrial-friendly and attract investors, the Goa Industrial Development Corporation, in a board meeting on Friday, unanimously resolved to approve the Goa-IDC Building Construction and land Development Regulations, 2015.
The draft of the Regulations proposes that every building shall have a minimum front setback of 4 mts in case of plot area upto 1000 square metres and 5 mts in case of plot area above 1000 square metres. The draft has however proposed that for plots abutting more than one road the frontage shall be considered as per the proposal of the applicant.
The draft also provides for regularisation of unauthorised constrictions on the Authority’s recommendation by levying compounding fee for structures having permissible FAR by the Corporation provided that such construction shall comply with these regulation.
As part of development parameters, the maximum plot/coverage shall be 60 per cent and the maximum Floor Space Index to the plot area ration for all industrial uses in the industrial estates and areas shall be 1.5 and for IT and knowledge-based industrial use shall be 2.0.
The guidelines also state that minimum one toilet block each for ladies and gents should be set up, but one for every 25 up to 100 workers and thereafter one for every 50 workers.
Parking guidelines provide for off-street parking spaces for vehicles in case of every new building proposed to be constructed or when new additions are made to the existing building.
As regards the construction licence is concerned, the validity of the licence issued shall be two years and can be extended for one more year with renewal fees or penalty equal to 50 per cent of the fees paid initially provided that the applicant has completed minimum 50 per cent of the construction.
