The State government on Thursday specified processing fees and charges to alter land use zones recently permitted by way of an amendment to the Town and Country Planning Act by which the Chief Town Planner was given powers to amend the Regional Plan.
The fees are structured on the basis of the area of land for which the alteration of land use zone is being sought.
For area up to 500 square metres, a Rs 5,000 processing fee will be charged for changes to settlement zone or any other sub-zone such as commercial.
For land between 501-1,000 square metres, a processing fee of Rs 7,500 and an additional Rs 150 per square metre for change to commercial and Rs 50 per square metre for change to institutional.
Processing fee wiill be Rs 10,000 for area of land between 1001-2,000 square metres and Rs 15,000 for land between 2001-5,000 square metres.
For land between 5001-10,000, processing fees will be Rs 20,000 and for land between 10,001-20,000 square metres it will be Rs 30,000.
For land above 20,000 square metres Rs 50,000 will be charged as processing fees.
The changes in land use zones, according to the amendment, will be permitted, purportedly in cases where the Regional Plan has “inadvertent errors” or land zoning which is “inconsistent or incoherent.”
