Benaulim GS demands cap on FAR at 60%

Members of the Benaulim gram sabha on Sunday demanded that the Panchayat should not permit any construction project in the village jurisdiction having FAR more than 60 per cent.

At the Sunday gram sabha chaired by Sarpanch Xavier Pereira, members drew attention of the chair to the resolution adopted by the Benaulim gram sab in 2010 during the preparation of the Regional Plan for Goa-2021 to retain it's density at VP2 levels (60 FAR).

Gram sabha member Rudolf Baretto pointed out that from water certificates being issued by the Drinking water department it appears that at present, unless infrastructure is augmented, the village Benaulim is unable to provide additional water for new construction. Similarly the village has been facing increased traffic congestion on the roads, and the current garbage management is at-capacity.

He further pointed out that it has been noticed that in recent months a few projects have obtained “special permission” from the TCP Minister upon the recommendation of the TCP board for FAR and height beyond VP2 under regulation 6.1.1.a.2 of the Goa Land Development and Building Construction Regulations 2023 Amendment.

Meanwhile, gram sabha members sought to know from the chair the action initiated by the Panchayat against the road side constructions and establishments as per the High Court order.

Members pointed out that the Panchayat should conduct a drive to identify the structures before taking further action.
