Builders happy as TCP will issue zoning certificates with full details

The Town and Country Planning Department (TCP)’s announcement that they will issue detailed zoning certificates with full details has come as a big relief for the builders.

On Wednesday, the Chief Town Planner, Dr S T Puttaraju, had issued directions to his district and taluka level offices to indicate approximate areas under each zone, where ever a survey number has multiple zoning.

As of now, the zoning certificates are really vague. Supposing a plot has agricultural and settlement land both, then zoning certificates currently being issued don’t mention exactly how many square meters of plot falls in agricultural and how many square meters fall in settlement categories causing much confusion to builders.

Aware of these difficuties, Dr Puttaraju had directed that zoning certificates must have details of how many square meters are within various categories of land, whether agricultural, orchard, forest, industrial, commercial and settlement.

Kula Sekhar, designated partner, Milroc, said, “This move will prevent a lot of confusion for builders. In my experience, there’s always ambiguity with zoning certificates as we don’t know exactly in terms of square meters which different categories of land makes up a plot. But, I think this issue is now sorted given that TCP has announced that these certificates will have all the details.”

Dr Jagannath (Desh) Prabhudessai, president of the Goa unit of CREDAI said, “The latest announcement of TCP will result in more transparency as it will become clear as to the square meters which different categories of land are in a plot” KulaSekhar, however, said there are other issues, which TCP needs to take care urgently. He said, “There are mistakes in outline development plan (ODP) for Kadamba Plateau area. Mistakes such as one category of land has been shown in a different category. These issues should be resolved.”

KulaSekhar added:“I have also seen that confusions when a road divides a piece of land. Sometimes, one side of the plot is S3 and the other side is C2 and officials aren’t really sure of the reason behind this. Such issues should also be looked into.”
