The developers of White Castle, a building complex in Mapusa, have distanced themselves from the recent disconnection of pipeline water to the complex, stating that they have no obligation to maintain the property after handing over possession to the flat and shop owners.
The partners of Link Realtors and Developers, Anup Khobarekar, Sharan Shirodkar, and Winston Xavier, who were responsible for constructing the White Castle project, clarified that they transferred possession of the flats and shops in 2017, completing 50% of the sale deeds. In a signed statement, the developers asserted that maintaining the building is now the collective responsibility of the owners.
According to the developers, one of the partners, Anup Khobarekar, had been voluntarily assisting with building maintenance as a favour to the residents. However, they emphasized that the formation of a maintenance society for the building has been delayed due to technical reasons, though the process has now begun.
The developers also addressed complaints filed against Khobarekar by some dissatisfied flat owners, describing them as irrelevant and inconsequential.
They claimed that a particular flat owner has been persistently harassing Khobarekar by filing multiple complaints with various departments and making false allegations.
The developers revealed that the Public Works Department (PWD) disconnected the water supply after the same flat owner complained that the building should have a commercial water connection due to the presence of shops.
The PWD subsequently installed a commercial meter, but when the flat and shop owners failed to pay an overdue bill of Rs 2 lakh, the water supply was cut off.
The developers reiterated that the responsibility for the building’s maintenance and payment of bills now lies with the owners of the flats and shops in the complex.
