IPB meets today; to take call on several projects

The Goa Investment Promotion Board will meet on April 7 to deliberate several issues as well as project proposals with several projects in queue seeking ‘in principle’ approval by the Board to convert land either from agricultural, natural, no development slope or CRZ area into commercial or industrial zone.

* Firmament Reach Buildtech Ltd - to build hotel “Joia Reis Magos Goa” in Reis Magos

* Nanu Resorts - to construct a 120 room five-star hotel in Merces, Tiswadi

Besides this the IPB will also deliberate several proposals to set up projects within industrial estates as well as expansion of projects in industrial estates as well as deliberate the status of Vani Agro projeect.

The list includes proposal of Acquire Builders, Delhi to develop a 100 room hotel and spa at Varca in Salcete on a plot of 19,240 square metres of which 11,838 is made up of paddy fields while 5500 sq metre is settlement and 1902 square metre is shown as orchard zone.

The company is seeking permission for an FAR of 5671.71 while the total infrastructure area of 8435.83 square metres.

Another proposal is that of Victor Hospitals and Medical Services for conversion of nearly 10,000 square metres of agricultural land at Merces in Tiswadi for the setting up of a convention centre for conferences, wedding and MICE events as well as a 120 room hotel.

The property is surrounded on settlement on all sides the proponent has said.

A third instance is that of Matrix Beach Ventures, with registered office at Sirvodem in Navelim Salcete which seeks to build a 180 hotel room within the 200-500 metre from HTL regulated CRZ zone where the built up area allowed is that of 33%. Of the total property of 50,800 square metres, 15,485 falls in the no development zone, 27,929 sq metre falls in the 200-500m of the HTL zone and 7,386 in the zone beyond the 500m from HTL. The proponent claims that the hotel will be built within on 9215 square metres area within the 200-500m from the HTL zone.

In a fourth instance a proposal has been received from Firmament Reach Buildtech Ltd to build a hotel “Joia Reis Magos Goa” in Reis Magos on a plot of 48,141 square metres of which 17,981 falls in the settlement zone while 26,410 square metres falls either in orchard/natural cover or in No Development Slope. The proponent has promised to build in a area of 4,090 square metres only in the settlement area while develop the no development area into an eco park.

A fifth instance the proponent Nanu Resorts has a settlement plot in its possession but is seeking additional FAR to construct a 120 room five star hotel in Merces, Tiswadi.

Chowgule and Company is also seeking to convert partly orchard and partly settlement land into industrial land to expand its manufacturing facilities of mobile cranes and material handling equipment.
