It appears that the government has finally listened to one demand of the industry, which is to allow higher floor-area-ratio (FAR) to knowledge companies than usual.
The Department of Town and Country Planning (TCP) issued a notification recently, which said, “In IT (Information Technology) Parks established by Department of Information Technology, Government of India or Goa, IT/ITES (Information Technology Enabled Services) shall be allowed on all plots/premises abutting on roads of more than 10 meters with a maximum FAR of 200 with height upto 24 meters.”
Sources confirmed that this means that companies setting up factories either at upcoming Chimbel IT Park or Tuem ESDM (Electronic, System, Design and Manufacturing) Park will get 200 per cent FAR.
Since knowledge companies don’t have heavy machinery in their offices, their premises can go vertically upwards without any issue. In the same notification, it was also mentioned that maximum FAR in all industrial estates will increase from 100 to 150% .
This means all companies (including IT and knowledge companies) in industrial estates can avail of maximum 150 per cent FAR.
As of now, there are quite a few mid-sized IT companies in industrial estates, which will be beneficiaries of this move.
