A controversial multi-storied construction in Mapusa, the occupancy for which was revoked by the Mapusa Municipal Council (MMC), is back in the news with the unit holders of the building now accusing the builder of allegedly reselling the already sold units.
The unit holders of the multi-storied commercial building in Mapusa have alleged that the builder and his agent have fraudulently carried out fake sale deeds by duplicate sale of units in the premises.
“The occupancy of the building has been revoked in 2019 but the builder has been reselling the already sold units by showing old occupancy certificate to gullible buyers. The unit holders have now filed a complaint with Mapusa police against the builder,” said Jitesh Kamat, a unit holder in the building.
“We want to warn the people in the State not to get swayed by the sweet talks of the builder and his agent and land into problems,” he added.
Kamat along with the other unit holders of the building was addressing the media in the building premises on Wednesday.
According to Kamat, the unit holders have come across fake sale deeds allegedly executed by the builder by producing false documents.
“On August 27, a man tried to trespass into one of the units in the building which was already sold earlier to another person. When questioned, the man informed that the unit was sold to him by the builder and he possessed the sale deed,” he said.
Another unit holder, Kishore Bhaidkar, alleged that the builder has been re-selling many such already sold units to gullible people and warned Goans not to fall prey to such offers.
It may be recalled the MMC had revoked part occupancy to the building in September 2019 as the builder failed to fulfil specified conditions.
Secondly, the unit holders have already approached the Goa Real Estate Regulatory Authority (RERA) seeking justice in the matter.
The RERA has directed the builder to maintain status quo in the matter and not to create any third party rights, lien or liability charge or hypothecation with respect to the property under dispute.
